RULES and REGULATIONS – Utopia Lake View

This Regulation sets forth the rules for using Utopia Lake View (hereinafter referred to as the “Property”), as well as all related spaces and facilities: indoor areas, terraces, BBQ area, saltwater hot tub, suspended net, forest deck terraces (relaxation areas), lake access stairs, kayak & SUP, courtyard, and access paths (collectively referred to as the “Facilities”).

The purpose of these Rules is to ensure safety, comfort, and a pleasant experience for all guests and visitors (hereinafter referred to as “Users”).

By accessing and using the Property and Facilities, Users acknowledge that they have read, understood, and agreed to these Rules. Failure to comply may result in personal liability and an obligation to cover any damages caused. 

General Rules

• Damaging the Property’s goods and facilities is strictly prohibited.

• Quiet hours must be respected between 22:00 – 08:00, especially in rented units.

• The use of candles or other flammable objects (e.g., fireworks) is permitted only with extreme care. Users are fully responsible for supervising them, extinguishing them completely before leaving, and ensuring there is no fire risk.

• The fireplace must never be left unattended while burning. Placing objects in front of or near the glass is strictly forbidden.

• Access to outdoor areas is at the User’s own risk, especially during ice, rain, or unfavorable weather conditions.

• Climbing railings, standing on the roof, or accessing dangerous areas for photos/videos is not permitted.

• Children must be supervised at all times in all areas of the Property and surroundings. Unsupervised use of the Facilities by children is strictly forbidden.

• Swimming in the lake, renting ATVs, bicycles, or engaging in any activities near or outside the Property is done exclusively at the Users’ own risk. The Property cannot be held responsible for accidents, injuries, or incidents that may occur in this context. 

•Smoking is strictly prohibited indoors. Designated outdoor smoking areas are available, including the terrace.

BBQ Area & Terrace

• Access for minors under 14 is only permitted under adult supervision.

• The grill must be used only under supervision.

• The fire must be fully extinguished before leaving the area.

• Keep a safe distance from the lit grill.

• Do not throw flammable materials into the fire.

• Using the grill under the influence of alcohol or prohibited substances is strictly forbidden.

Saltwater Hot Tub with jacuzzi

• Access for minors under 14 is permitted only when accompanied by an adult.

• Jumping, reckless play, or behavior endangering personal or others’ safety is not allowed.

• Maximum capacity: 8 persons.

• Use of the hot tub is entirely at Users’ own risk. 

Suspended Net

• Use is at Users’ own risk.

• Overcrowding is forbidden – maximum 2 adults at a time.

• Jumping, dangerous swinging, or reckless play is not permitted.

• Children may use the net only under direct adult supervision.

SUP & Kayak – Access via Forest Stairs to the Lake

• Equipment must be used only on the lake and entirely at Users’ own risk.

• Life jackets are mandatory.

• Children under 14 may use SUP/kayak only when accompanied and supervised by an adult.

• Using SUP or kayak under the influence of alcohol or prohibited substances is strictly forbidden.

• Do not exceed safe zones and do not go out on the water in unfavorable weather conditions.

• After use, equipment must be cleaned and returned to its designated place.

• Swimming in the lake is strictly at Users’ own risk. The Property assumes no responsibility for incidents or accidents.

• Extra caution is required when using the stairs leading to terraces and the lake, especially in wet or dark conditions. Flip-flops or sandals should be avoided; stable, proper footwear is recommended to prevent slips or falls. 

Forest Deck Terraces (Relaxation Areas)

• Reserved exclusively for relaxation.

• Moving or damaging furniture is not allowed.

• Extra caution is required when using the stairs leading to terraces and the lake. Flip-flops or sandals should be avoided; stable, proper footwear is recommended.

• Children must be supervised at all times in this area.

Liability

• Users are responsible for their own safety and the safety of accompanying children.

• Any damage caused will be fully borne by the responsible person.

• The Property staff reserves the right to request that anyone who fails to comply with these Rules leave the premises.

Compliance with these Rules ensures a safe, relaxing, and memorable experience at Utopia Lake View.
